Plenty of space for an additional residential block

Characterful ruined village house to convert to studio

Your turn to build!

Development Opportunities

You may be quite happy to enjoy the property as it is – either as a single villa on three floors, or as three self contained apartments.  You may want to use the Reception room in the basement to hold small workshops, meetings or conferences.

But if you need a challenge or new project, or want to extend the accommodation to enable residential conferences or workshops, the plot is prequalified for building permission of 240m2 – enough for a 10 bedrooms in a separate accommodation block.  And the old ruined village house could be developed into a charming self contained studio, with wonderful views to the mountains.

Building Permission

Due to position of the plot partly within village limits, there is already secured additional building permission of 240 sqm.

With this an accommodation block of up to 10 bedrooms could be constructed, in a location giving privacy from the main building, with separate but easy access.

The rooms could have views out over the gorge, and to the nearby village of Samonas, and with terraces facing west.

Redeveloping the village house

Opposite the main building is a ruined village house, last occupied we believe by the village schoolmaster in the 1930s.  The main part has a concrete roof from that era, but the house itself is at least 150 years old.  Its walls are over 60cm thick and there is an original door facing the main house.  Outside are two additional walled roofless areas, which form part of the buildable structure.

There is ample opportunity to create a charming characterful studio with terrace and views our over the gorge to the west.
